Structural Warranty for a 37-home residential development

Project Overview

Montreaux Homes appointed J3 Advisory to advise on and arrange the Structural Warranty for its residential development in St Albans.

The scheme comprises 37 new-build homes across a mix of apartments, terraced and semi-detached properties, with a GDV of approximately £21.9m. J3 was appointed before construction commenced, allowing the warranty requirements to be considered at an early stage of the development.

The Challenge

The development combines different property types and construction details across a single scheme. Its technical design includes piled foundations, balconies, pitched and flat roofs and a combination of brick, blockwork and precast elements.

Part of the foundation strategy also required screw piles where construction was close to root protection areas. These characteristics needed to be considered as part of the Structural Warranty assessment and technical review from the outset.

Our Role & Outcome

J3 Advisory advised Montreaux Homes on the Structural Warranty market and arranged cover for the 37-home development.

Engaging before works commenced allowed the warranty requirements and technical considerations to be addressed alongside the construction programme. J3 remained involved through the warranty process, coordinating with the relevant parties as the scheme progressed towards completion and certification.
