Project Overview

The 15-storey scheme provides 102 affordable homes, designed to support women and survivors of domestic abuse, and has received national recognition for helping address a significant housing need.

J3 Advisory was appointed to advise on and arrange the Structural Warranty, ensuring the warranty solution reflected the technical profile of the development and the long-term objectives of the housing provider.

The Challenge

Affordable housing developments are designed for long-term ownership, placing particular emphasis on build quality, asset durability and operational certainty. For Registered Providers, warranty decisions extend beyond construction risk to support governance, funding requirements and the long-term stewardship of housing assets.

For Brooke House, the Structural Warranty needed to reflect the technical complexity of a 15-storey residential development while providing confidence that the completed homes would remain protected throughout their operational life. The solution also needed to satisfy funder expectations and support the long-term objectives of Women’s Pioneer Housing as the future owner and manager of the development.

Our Role & Outcome

J3 Advisory advised on and arranged the Structural Warranty before supporting the project through construction to policy issuance. Working closely with the developer, contractor, warranty provider and wider professional team, we coordinated the warranty process from initial placement through to completion, helping ensure technical requirements, inspections and certification milestones remained on track.

Our dedicated aftercare team managed communication between all parties, monitored outstanding warranty requirements and coordinated the timely progression of documentation, including Certificates of Practical Completion and final warranty certification. By maintaining oversight throughout the project, we helped minimise delays, support funding certainty and provide a smooth transition from construction to completed asset.

The completed Structural Warranty now provides long-term protection for Brooke House, supporting Women’s Pioneer Housing, future residents and funding partners while helping safeguard the long-term performance of this important affordable housing development.
