Project Overview

Limelight is a Purpose-Built Student Accommodation development in Liverpool, acquired mid-construction by Blacklight Capital Partners following the appointment of administrators to the previous developer. Selected as the preferred bidder by Mazars, Blacklight acquired the partially completed scheme and retained the original subcontractor team, helping maintain continuity of construction while progressing the development towards completion.

J3 Advisory was appointed immediately following the acquisition to advise on and arrange the Replacement Structural Warranty, supporting the transition to new ownership while helping maintain confidence throughout the remainder of the build.

The Challenge

Acquiring a partially completed development presents a unique set of technical, commercial and insurance considerations. Existing warranties, historic construction records, inspection history and future insurability all require careful review to ensure continuity following a change in ownership, particularly where lender confidence and project delivery are critical.

For Limelight, the warranty strategy needed to support a smooth transition between developers while protecting the completed asset and avoiding unnecessary disruption to the construction programme. The solution also needed to provide confidence to investors, lenders and future stakeholders that the development remained fully insurable despite its complex delivery history.

Our Role & Outcome

J3 Advisory was appointed immediately following Blacklight Capital Partners’ acquisition of the development to advise on and arrange the Replacement Structural Warranty. Working closely with Blacklight, Zerum, the warranty provider and the wider professional team, we coordinated the transition to the new warranty solution while maintaining continuity throughout the remainder of the construction programme.

Beyond placing the policy, our dedicated aftercare team managed the ongoing coordination of structural warranty inspections, technical queries and certification requirements, helping ensure information flowed efficiently between all project stakeholders. By actively monitoring progress and supporting the timely completion of warranty conditions and final certification, we helped minimise disruption to the programme and maintain confidence as the project progressed towards Practical Completion.

Limelight demonstrates the value of specialist warranty advice on complex acquisitions, where early involvement, effective coordination and ongoing project management are essential to maintaining programme certainty, supporting funding requirements and protecting the long-term performance of the completed PBSA asset.
