Replacement Structural Warranty supporting the completion of a mixed-tenure residential development.

Project Overview

Appletree Farm is a mixed-tenure residential development in Essex comprising 77 homes, including 46 private and 31 affordable homes, with a Gross Development Value (GDV) of approximately £20 million. Following the financial challenges experienced by the original developer, Inland Homes, the project came under the control of FRP Advisory, with Ingenious Real Estate committing funding to enable the partially completed development to be successfully delivered.

J3 Advisory was appointed to advise on and arrange the Replacement Structural Warranty, supporting the transition from administration through to project completion.

The Challenge

Developments acquired following developer insolvency require careful coordination to ensure construction can continue with minimal disruption. Existing works, inspection records and previous warranty arrangements all need to be reviewed to maintain lender confidence, protect future purchasers and ensure the completed development remains fully insurable.

For Appletree Farm, the warranty solution also needed to reflect the mixed-tenure nature of the scheme. Alongside a standard 10-year Structural Warranty for the private homes, the affordable housing required 12 years’ cover, creating an additional layer of technical and funding considerations.

Our Role & Outcome

J3 Advisory worked closely with Ingenious Real Estate, FRP Advisory and the wider project team to assess the existing construction status and structure a Replacement Structural Warranty aligned with the lender’s requirements and the revised delivery strategy. We secured a tailored warranty solution providing separate warranty periods for the private and affordable homes, ensuring continuity of protection from Practical Completion.

Beyond placing the policy, our dedicated aftercare team coordinated the ongoing warranty process throughout the remainder of the build. Acting as the central point of contact between the developer, administrators, warranty provider and technical consultants, we managed inspections, monitored outstanding technical requirements and coordinated certification milestones to support the timely issue of the final warranty documentation.

The completed warranty enabled the development to progress with confidence, supporting lender requirements, protecting future homeowners and affordable housing residents, and reinforcing the long-term performance of the completed homes.
