Project Overview

Henderson Place is a premium residential development delivered by Square & Crescent, comprising 42 apartments ranging from studios to four-bedroom homes. Situated between Stockbridge and Canonmills on the northern edge of Edinburgh’s New Town, the scheme represents one of the few new residential developments delivered in this highly sought-after area in recent years.

J3 Advisory was appointed to advise on and arrange the Structural Warranty, supporting the delivery of a high-quality residential scheme in one of Edinburgh’s most established urban locations.

The Challenge

Residential developments in established city locations require careful consideration of build quality, long-term durability and purchaser confidence. Projects delivered within mature urban environments often attract high buyer expectations, making the quality of construction, warranty provision and long-term asset protection important considerations alongside the delivery programme.

For Henderson Place, the Structural Warranty needed to reflect the quality of the development while providing reassurance to purchasers, lenders and the wider project team that the completed homes would be protected long after construction was complete.

Our Role & Outcome

J3 Advisory advised on and arranged the Structural Warranty, working closely with Square & Crescent and the wider project team to ensure the warranty solution reflected the profile of the development and its construction programme. Throughout the project, we provided ongoing support to help coordinate the warranty process, maintaining communication between the developer, warranty provider and technical teams as the scheme progressed towards completion.

Our dedicated aftercare team monitored outstanding warranty requirements, coordinated inspections and certification milestones, and helped facilitate the timely issue of final documentation. By maintaining oversight throughout the construction programme, we helped provide continuity, minimise unnecessary delays and support a smooth route to warranty completion.

The completed Structural Warranty provides long-term protection for the development, supporting purchaser confidence, lender requirements and the long-term performance of Henderson Place while demonstrating the value of proactive warranty management throughout the construction process.
