Project Overview

Talbot Mill is one of Manchester’s most distinctive Build-to-Rent developments, transforming one of the city’s last remaining textile mills into 190 design-led homes. The development combines the sensitive regeneration of the historic mill on Ellesmere Street with a contemporary new-build element on Worsley Street, centred around a landscaped courtyard designed to create a vibrant residential community.

The Challenge

Regeneration projects that combine historic buildings with new construction require careful consideration of differing construction methods, technical requirements and long-term asset performance. For institutional residential developments, the warranty also plays an important role in supporting investor confidence, protecting asset value and satisfying lender requirements throughout the lifecycle of the completed scheme.

For Talbot Mill, the warranty solution needed to reflect both the heritage elements of the original mill and the newly constructed residential accommodation, ensuring appropriate protection across the entire development.

Our Role & Outcome

J3 Advisory advised on and arranged an A-rated Structural Warranty on a full reinstatement value basis, ensuring the warranty solution reflected the scale, complexity and long-term investment objectives of the development. Working alongside Capital & Centric and the wider project team, we structured a solution that supported both the regeneration of the historic mill and the delivery of the new-build residential accommodation under a single warranty strategy.

Beyond placing the policy, our dedicated aftercare team coordinated the warranty process throughout construction, working closely with the developer, warranty provider and technical teams to manage inspections, monitor outstanding technical requirements and support the timely progression of certification. This proactive approach helped maintain programme certainty while ensuring the completed development met the requirements for warranty issuance.

The completed Structural Warranty provides long-term protection for Talbot Mill, supporting investor confidence, future residents and the long-term performance of one of Manchester’s most significant Build-to-Rent regeneration projects.
