Project Overview

35 Byron Street is a residential redevelopment by Aitch Group, transforming the former community centre site into 65 contemporary apartments comprising one, two and three-bedroom homes. Designed by Dowen Farmer Architects, the £28 million development delivers high-quality urban living within a single five-storey building, incorporating landscaped communal areas and modern construction throughout.

J3 Advisory was appointed to advise on and arrange the Structural Warranty, supporting the delivery of a scheme designed to meet the expectations of future homeowners, lenders and stakeholders.

The Challenge

Urban residential developments require careful coordination to ensure construction quality, programme certainty and long-term asset performance. For developments such as 35 Byron Street, the Structural Warranty needed to reflect the technical profile of a modern apartment building while supporting lender requirements and providing confidence in the completed development.

The scheme combined contemporary construction methods, including concrete structural elements, brick façades, green roof systems and steel balconies, requiring a warranty solution that accurately reflected the technical characteristics of the project and supported long-term durability.

Our Role & Outcome

J3 Advisory worked alongside Aitch Group and the wider project team to structure a Structural Warranty aligned with the project’s construction programme, technical specification and commercial objectives. Throughout the project, we coordinated the warranty process between the developer, warranty provider and technical teams, helping ensure inspections, technical reviews and certification milestones progressed efficiently.

Our dedicated aftercare team maintained oversight through to Practical Completion, managing outstanding warranty requirements and supporting the timely issue of final certification. By providing continuity throughout the construction programme, we helped minimise delays while ensuring the completed development met the requirements for warranty issuance.

The completed Structural Warranty provides long-term protection for the development, supporting purchaser confidence, lender requirements and the long-term performance of the completed homes while demonstrating the value of proactive warranty management throughout the construction lifecycle.
