Latent Defects Insurance supporting one of Bristol's largest PBSA developments

Project Overview

St James House is a landmark Purpose-Built Student Accommodation (PBSA) development in Bristol, comprising two high-rise towers, more than 590 student and co-living beds, and approximately 15,000 sq ft of shared amenity space. Designed to achieve BREEAM Excellent, the development is scheduled for practical completion in 2028.

J3 Advisory was appointed to structure the Latent Defects Insurance, ensuring the insurance solution reflected the project’s scale, funding requirements and long-term operational objectives.

The Challenge

The scale, height and long-term operational nature of St James House meant the insurance programme needed to support more than the construction phase alone. It also needed to satisfy funder requirements, reflect the full reinstatement value of the completed development and provide long-term protection for a significant institutional asset.

Our Role & Outcome

J3 Advisory was appointed to structure the Latent Defects Insurance for St James House, working alongside the wider project team from an early stage to ensure the insurance programme reflected the scale of the two-tower PBSA development, and the long-term operational nature of the completed asset.

The policy was structured to reflect the full reinstatement value of the development and the requirements of the project’s funders, providing long-term protection from practical completion onwards. Early engagement enabled potential insurance considerations to be addressed before they could affect funding, underwriting or future insurability, helping maintain confidence throughout delivery and into operation.
