Downtown Victoria North, Manchester

Downtown Victoria North is a landmark Build-to-Rent development by McGoff Group, delivering 237 apartments across four residential blocks on a former gasworks site in Manchester. With a Gross Development Value of approximately £64 million, the scheme forms part of the wider regeneration of the Victoria North area, transforming a challenging brownfield site into high-quality rental accommodation.

J3 Advisory was appointed to advise on and arrange the Structural Warranty, supporting the delivery of a major residential regeneration project designed to create long-term, professionally managed homes.

The Challenge

Brownfield regeneration projects often present additional technical and environmental considerations, particularly where former industrial land is being transformed into residential developments. Combined with the scale of a Build-to-Rent scheme, the warranty strategy needed to reflect both the engineering complexity of the project and the long-term investment objectives of the completed asset.

For Downtown Victoria North, the development incorporated four residential blocks, eleven storeys above ground, complex façade systems and reinforced concrete construction, requiring a warranty solution capable of supporting a significant institutional residential development from construction through to long-term operation.

Our Role & Outcome

Given the scale and complexity of the development, J3 Advisory structured an A-rated Structural Warranty on a full reinstatement value basis, ensuring the insurance solution reflected both the technical profile of the scheme and the long-term requirements of Build-to-Rent ownership. Working closely with McGoff Group, the warranty provider and the wider professional team, we helped ensure the warranty strategy aligned with the construction programme and commercial objectives.

Our dedicated aftercare team remained actively involved throughout the project, coordinating warranty inspections, managing technical queries and monitoring certification milestones through to Practical Completion. Acting as the central point of contact between the project team and warranty provider, we helped maintain programme certainty and support the timely issue of the final warranty documentation.

The completed Structural Warranty provides long-term protection for Downtown Victoria North, supporting investor confidence, future residents and the ongoing performance of one of Manchester’s significant Build-to-Rent regeneration projects.
