Structural Warranty and construction insurance for a 110-unit residential development

Project Overview

Nile Lodge is a 110-unit residential development in Ealing, West London, being delivered by Luxgrove.

The scheme includes a small element of retained façade and extends over four storeys with two basement levels. J3 Advisory was appointed to advise on the Structural Warranty alongside a number of wider insurance requirements, supporting the project through its development and construction programme.

The Challenge

Nile Lodge combines new residential development with an element of retained existing structure, bringing additional technical considerations into the warranty process.

The scheme also includes two basement levels, balconies and terraces, with a combination of brick, render and metal across the external envelope. These elements needed to be considered alongside the wider insurance requirements of the development and its construction programme.

For Luxgrove, the requirement therefore extended beyond arranging a Structural Warranty in isolation, with J3 also supporting a number of related project risks.

Our Role & Outcome

J3 Advisory was appointed to advise on the Structural Warranty and coordinate a wider package of insurance requirements for the development.

Alongside the warranty, our involvement included Engineering, JCT Liability, Property Owners and Terrorism, bringing the different requirements together within the wider context of the scheme.

This gave Luxgrove a coordinated approach across the warranty and associated project insurance requirements, with J3 remaining involved as the development progresses towards completion.
