Structural Warranty and Construction Insurance for a major mixed-use development

Project Overview

Queensway is a major mixed-use development in West London comprising 94 new-build apartments and eight ground-floor commercial units.

J3 Advisory was appointed to advise on and arrange the Structural Warranty alongside a wider programme of construction and property insurance. With a recorded build cost of £78m, the appointment brought a number of project-specific insurance requirements together under a coordinated approach.

The Challenge

A development of this scale and mixed-use nature requires more than a standalone Structural Warranty placement. The project combines 94 apartments with commercial accommodation and incorporates piled foundations, a reinforced concrete structure, basement construction, balconies and a range of façade materials.

Alongside the warranty requirements, the wider insurance programme needed to address the risks associated with the construction works, contractual liabilities, professional exposures and the completed property.

The challenge was therefore to consider these requirements together, rather than approaching each policy in isolation.

Our Role & Outcome

J3 Advisory was appointed to arrange the Structural Warranty and wider construction insurance programme for Queensway.

Our role extended across Contract Works, Contractors Combined, Excess Liability, JCT Liability, Professional Indemnity, Property Owners and Terrorism cover, alongside the Structural Warranty.

Bringing these requirements together allowed the insurance programme to be considered in the context of the development as a whole, with the different policies and liabilities reviewed against the project structure, construction programme and long-term use of the asset.
