Project Overview

Grange Farm is a nine-home residential development on Sawbridge Road in Grandborough, being delivered by Grange Country Homes for private sale.

J3 Advisory was appointed after construction had commenced and the developer encountered additional requirements from its intended Structural Warranty provider. With foundations already poured, we were asked to review the alternatives and secure a suitable warranty solution without holding up progress on site.

The Challenge

Grange Country Homes had planned to proceed with its existing Structural Warranty provider. Once works were underway, however, a number of additional requirements were introduced, including a request for a further £18,000 to be held in escrow.

Rather than accept the additional cost without exploring the market, the developer appointed J3 to assess the alternatives. As foundations had already been poured, any replacement provider also needed to be comfortable taking on a part-complete development.

Our Role & Outcome

J3 approached suitable Structural Warranty providers and presented the development based on its existing stage of construction and technical position.

An alternative solution was secured without the proposed £18,000 escrow requirement, resulting in an overall saving of approximately £15,000 for Grange Country Homes. Crucially, the developer was able to move forward with a warranty solution better suited to the project despite construction already being underway.
