Phoenix House is a £8.5m residential development in Raynes Park, South West London, comprising 17 new-build apartments.

Karrada Developments appointed J3 Advisory at pre-construction stage to advise on and arrange the Structural Warranty. Following a review of the market, J3 secured warranty cover backed by A-rated insurer capacity for the development.

The Challenge

For a new-build apartment development, the Structural Warranty needs to reflect both the technical characteristics of the scheme and the requirements that will apply as the completed homes are sold.

Phoenix House incorporates piled foundations, a reinforced concrete structure and a basement level. Early engagement gave Karrada the opportunity to consider warranty provider requirements before construction commenced and compare the available options for the scheme.

Our Role & Outcome

J3 Advisory approached the Structural Warranty market on Karrada’s behalf, comparing available terms and arranging cover for the £8.5m development.

Our appointment at pre-construction stage meant the warranty requirements could be considered alongside the wider delivery of the scheme, rather than introduced later in the programme. Phoenix House was the second project on which Karrada appointed J3 within six months, extending the relationship across its development pipeline.
