Project Overview

Hartdene Barns is a distinctive residential development by QNEWHOMES, transforming a former dairy farm in the Kent countryside into nine architect-designed, net zero carbon homes. Combining contemporary design with sustainable construction, the development has been carefully planned to deliver high-quality, energy-efficient homes that complement their rural surroundings.

The Challenge

Developments that adopt innovative construction methods or sustainability objectives often require careful consideration when selecting a Structural Warranty provider. Different insurers have varying technical standards, underwriting approaches and appetite for non-standard or architect-designed developments, meaning the most appropriate solution is not always the most obvious.

Although QNEWHOMES had extensive experience arranging Structural Warranties directly, they wanted to explore the wider market to ensure the development benefited from the most appropriate warranty solution.

Our Role & Outcome

Rather than approaching a single provider, J3 Advisory undertook a comprehensive review of the Structural Warranty market, assessing the development’s technical profile and engaging with multiple insurers to identify the most suitable solution. Within two and a half weeks, we secured a range of competitive quotations before placing the warranty with Protek and its A-rated insurer.

Our role extended beyond policy placement. Working closely with QNEWHOMES throughout the process, we provided independent market advice, coordinated technical submissions and ensured the warranty provider remained aligned with the project’s construction programme and sustainability objectives.

The completed Structural Warranty provides long-term protection for the development while demonstrating the value of independent market access, specialist advice and early engagement when selecting the most appropriate warranty provider for unique residential schemes.
